Without planning permission, a garden room can only take up a certain amount of your garden. This is up to half, or 50%, of your total garden space. This is under what is called permitted development rights. If you want a bigger garden room, you'll need extra planning permission. We also advise to consult your local council’s planning portal, Alternatively, give us a call and we can give you guidance and assist with any questions you may have.

There are no restrictions on installing a toilet into a garden room in respect of adding the plumbing connections for running water. Your waste connection must be made into a sewer system or treatment plant like a septic tank. It is is imporatnt to use a competent and accredited person to carry out the works.
